Hello all – Patrick Barrett here with your Second Quarter, 2023 – Vail Valley Real Estate Update :

It is July, weather has been gorgeous, and summer activities are in full swing!

The Villages are busy with weekend Farmer’s Markets, concerts and other fun events taking place throughout the summer.

We finished the Second Quarter with over $450M in real estate sales volume.

Both transaction volume, and dollar volume are down around 40% from the record-highs of 2022, yet the market here remains healthy.

Demand for properties remains strong, especially new and remodeled options, which are setting new highs in many areas.

Average Days on market are UP substantially across all price points this year, as Sellers remain patient.

Pricing has remained relatively flat Year-over-Year, primarily due to LOW inventory levels. 

If you are a Buyer looking for a deal in the market, focus your search on older properties that can be updated, and offer some value-add opportunities.
