The sale of our house in Mountain Star (Avon, CO) closed yesterday, an enormous accomplishment due largely to the skill and efforts of our listing broker, Tye Stockton and his team at The Stockton Group, LIV Sotheby's. Though in a beautiful mountain setting near Vail, houses in Mountain Star are notoriously hard to sell because of the high altitudes and the long, winding road access. Usually it takes from 3-5 years. Our house went under contract in three weeks and we had more than one interested potential buyer. This successful transaction, we believe, was a consequence of Tye’s preparation, clever positioning, and his creation of a sense of urgency. For example, prior to listing, he gave us a pricing report and recommendation, had us get an Inspection Report, a Property Survey, and interior house measurements. In very short order, he arranged filming (both stills and virtual video tour) and developed a very effective website so that prospective buyers (in the area and outside) could take a complete virtual tour. In other words, he got the house ready to sell before starting the marketing. Prospects perceived that this was a house that was ready to sell. To get preliminary reactions to the house, the pricing and, hopefully, to generate some early interest, he invited two different very-qualified prospects (one a client of his, one not) to come in to view the house on a pre-listing basis; thus creating a sense of opportunity. Both were interested which confirmed Tye’s perception that the house was properly priced and ready to list. A broker open house followed. Within a few days of MLS listing, we had a number of showings; by the end of a week, we had almost a prospect a day tour the house. Other houses for sale in Mountain Star had virtually no showings over the same period. In other words, Tye created a sense among local brokers that our house was attractive to prospects, was priced right, and would sell quickly, which it did. From contract signing through closing, Tye’s team handled every detail perfectly. A few potential glitches were dealt with immediately and effectively. It could not have gone better. This was the second time we used Tye and would absolutely use him again. Anyone considering Tye for a real estate transaction is welcome to call us if you wish more detail.
